Right across the way stands the local Franco Bar (Bar Birreria Crocemosso), seemingly never devoid of its patrons, and the Moretti brothers' tobacco shop. Just around the corner, there's a bakery/café where Erika, with the help of the local youth, will whip up the perfect toast even after official closing hours. On another corner, you'll discover a butcher shop and Mauro's deli and grocery store, renowned for its homemade sausages and a variety of "zero-kilometer" cheeses.
And let's not forget the hair salon and the flower shop...
Heading north in the village, along the winding road that leads into the mountains, you'll find Pizzeria Gio and Dani and Bar Trattoria Alpi Di Grosso Ermanno. Here, you'll savor a variety of sandwiches, both classic and creatively crafted. Words cannot adequately convey how delectable they are (how about a sandwich with braised donkey and mashed potatoes for someone?). Within a 25-minute drive to the north, you'll find yourself at the Bielmonte ski resort, right at the heart of Oasi Zegna, with its splendid slopes overlooking the Po Valley. It's an ideal spot for a family skiing vacation. You can access over 20 kilometers of slopes, many of them designed for children and beginners, using five chairlifts, two ski lifts, and a "Magic Carpet." Experienced skiers will also find more challenging trails, some of which are used for slalom training by the Italian national team (even at night on the illuminated slopes).
A 12-minute drive to the south takes you to the Lessona DOC wine region, renowned for its Nebbiolo wines. Here, you'll discover dozens of welcoming wineries with stunning views of the valley and the impressive peak of Monte Rosa (the second-highest peak in Europe). It shields the vineyards from northern winds and creates a unique microclimate.
Just a 9-minute drive away lies Oasi Zegna, a nature lover's paradise, with hiking trails, mountain biking, and mountaineering. It covers 100 square kilometers of protected Alpine terrain, managed and enriched by the Zegna family foundation, the Italian fashion house (don't forget to visit their family museum, showcasing contemporary art and luxury).
In 45 minutes, you'll reach the shores of Lago d’Orta, and an extra 10 minutes will take you to Lago Maggiore. Here, you'll find elegant beaches, promenades, and boutique shops.
A 6-minute drive to the town of Ponzone provides access to three supermarkets, a large home goods store, bars, cafés, and restaurants. One of them, Locanda dei Tigli, offers a creative menu (Parmesan and honey risotto, anyone?) and an alpine atmosphere.
Within 30 minutes, you'll reach the city of Biella, the provincial capital and historical hub of Italy's textile and fashion industry. The city exudes a unique charm from the past, with shops, restaurants, shopping complexes, and everything you might need (a mixer for your bath, perhaps?). Don't miss the large gourmet store, Mosca1916. The ancient upper town, Piazzo, can be reached by funicular. Here, the Middle Ages are still very much alive, and the view of the lower town and the surrounding mountains feels like a journey into a fairy tale.

A few words about The streamlined process of acquiring your Italian property. Local taxes, water, electricity, gas, waste disposal, and similar expenses amount to approximately 700 euros per year (for instance, water costs 60 euros per year for consumption up to 500 liters per day). For those living as full-time residents, taxes are significantly lower.
Holders of any passport are eligible to purchase property in Italy. The buying process involves obtaining an Italian tax number, opening a local bank account, signing an offer, and making a down payment.
Once the offer is signed, the Geometra, a qualified surveyor, ensures the absence of any construction violations, legal burdens or hidden claims. Geometri have access to the official land registry (“catasto”), a complex document often shrouded in mystery for outsiders…
The Notary ("Notaio"), a public officers, not just legal professional, guarantees no encumbrances, such as liens or mortgages, impede the property transfer. He safeguards the legal aspects of your property purchase, witnessing signings, drafting the purchase contract, handling the taxes, and updating the land registry. Purchase tax varies based on the deed type - whether for primary residency or leisure/investment.
Upon completion, we will convene together (with a translator) before the public notary at his office. Under the notary's supervision, we will sign the final deed – the purchase agreement (“atto definitivo di compravendita”), the legally binding document transferring full ownership of the property to you. The translator will ensure everyone understands the document's implications before individual signatures are affixed. After this final step, you will officially hold legal title to your Italian property and your ownership becomes fully irrevocable.
